1. Alternative guarantees
Insurance – This is a substitute to the guarantor. This operation is done through the hiring of an insurance policy, in which the tenant is guaranteed by the insurer, and the owner (lessor) is the sole beneficiary of the insured and insurance. The annual cost of the insurance is around 1.2 rent. However, this value may vary according to the credit analysis made by the insurer.
Also, it is important to keep in mind that it is necessary to prove incomes 3x bigger than the rent + taxes price and, in the end of the rent period you will not receive this money back.
To have an idea, we have hired the insurance for another expatriate. The rent value was R$ 3.400,00 and the insurance coasted R$ 4.126,59.
Deposit – You will deposit 3x rent price in a bank account. In the end of the rent period, if there is no kind of problem with payments/apartment conditions, you will receive the money back.
Savings bond – Not very common in the market yet. The value of the bond is agreed between the tenant and the owner of the property, but generally ranges 3-12 rents.
While the lease is worth, the title serves as guarantee: if the tenant does not pay their debts, the homeowner can use the money for this purpose. During the contract, the tenant can also participate in sweepstakes for cash prizes. At the end of the term, if owing nothing to the owner, he can withdraw the value, which is fixed.
